Management Service

For a portfolio of 3 or more rental properties being 12.00% including VAT (10% + VAT)
For 1-2 rental property being 15.00% including VAT (12.5% + VAT)

Lettings Costs

Please note that our residential lettings are organised by a third party, Galloways Property Ltd T/A Galloways Estate Agents. Their fees per property are:
There will be a charge of 60% including VAT of the first months’ rent (50% + VAT).

There will be a charge of £60.00 including VAT (£50.00 + VAT) per tenant or guarantor referenced.

There will be a charge of £12.00 including VAT (£10.00 + VAT) for a Right To Rent Check per tenant or permitted occupier.

They do not make any alterations to our standard Tenancy Agreement. We can insert any additional clauses as Special Clauses drafted by you or your solicitor at your own expense.
Preparing addenda to amend agreement terms will be charged at a fixed fee of £150.00 inclusive of VAT (£125.00 + VAT).
If you instruct us to proceed with a proposed Tenancy and subsequently withdraw your instructions, you agree pay the sum of £300.00 including VAT (£250.00 + VAT).
Preparation of a Deed Of Assignment will be charged at a fixed fee of £360.00 inclusive of VAT (£300.00 + VAT).
Preparing addenda to amend agreement terms will be charged at a fixed fee of £150.00 inclusive of VAT (£125.00 + VAT).
The signing of a Statutory Declaration in front of a Solicitor will be charged at a fixed fee of £120.00 Inclusive of VAT (£100.00 + VAT).

Included in management package

The following services are in included within our management charge with, no additional administrative expenses charged. You will only be liable for the third-party contractors’ costs:

• Tenancy Renewal Fee
• Key Cutting Fee
• Inventory Cost
• Check-Out Fee
• Gas Safety Record
• Periodic Electrical Installation Certificate
• Legionella Risk Assessment
• Smoke Alarm
• Carbon Monoxide Detector
  Battery
• Energy Performance Certificate (EPC)

Additional Services (management)

The following Services are in addition to the above and form the subject of an additional administrative charge.
Court Attendance £60 per hour (inclusive of VAT)
Deposit Adjudication £60 per hour (inclusive of VAT)
Major works fee 12% (inclusive of VAT) on all works costs above £1,500 where the property is untenanted
(If the works costs £1,500 you will pay a fee of £180 inclusive of VAT)
HMO or selective Licensing application £1,200 (inclusive of VAT) per property
Additional property inspections £60 (inclusive of VAT)
